Renting vs. buying a home is a big decision, and there are pros and cons to each option. Here in the Kootenay’s we have almost a 0% vacancy rate and rental rates are high!

Pros of Renting:
- Fewer upfront costs and paperwork
ā¢ Freedom to be more mobile
ā¢ Not responsible for maintenance, repairs
ā¢ No need to worry about falling home values
ā¢ Build credit (if your landlord reports rent payments to the credit bureaus)
ā¢ No property tax bills

Pros of buying:
- May build equity and credit
ā¢ No landlord to answer to
ā¢ More stability (especially with schools)
ā¢ Possible tax benefits
ā¢ Can improve or upgrade home to your taste

Cons of renting:
- Landlord can raise rent or sell the property
ā¢ Choices may be limited depending on vacancies
ā¢ Might have to move multiple times
ā¢ Donāt build equity
ā¢ No tax benefits

Is buying cheaper than renting?
There are different costs associated with renting vs. buying, and they depend heavily on where you live and the local housing market. Using a rent vs. buy calculator can help you break down some of these expenses.
Most rental properties require a security deposit, for example, which protects the landlord against damage caused by the renter. Youāll usually put down the first and final monthās rent payments when you sign a lease. When evaluating a lease contract, ask if your monthly rent includes utilities such as water, electric, gas, cable, or internet.
For homebuyers, one of the biggest costs of homeownership is your monthly mortgage payment, which includes the loanās principal and interest. Your payments can go up or down over time if your loan is variable-rate or your property taxes or homeownerās insurance premiums change.
Having a sizeable down payment ā anywhere from 5 percent to 20 percent of the homeās purchase price ā is expected. If you put less than 20 percent down, your lender will typically require you to purchase private mortgage insurance, which can drive up your monthly payments, too.
During the home-buying process, the buyer will need to pay for a home inspection and possibly any quotes for repairs needed from contractors. They will also put down at least 1 percent of the sales price for earnest money/deposit.
As a homeowner, be prepared as well for some of the hidden expenses that come with homeownership that catch many first-time homebuyers off guard and may lead to buyerās remorse.
If youāre purchasing a strata, youāll also need to factor in monthly Strata fees, which can cover services like landscaping, exterior maintenance, and community amenities.

Ideas for your Fall front door first impression!

Your front door, porch, deck, yard, is the first impression you make on a home buyer. So you’ll want to make it a good one. With so much inventory in todayās market, buyers make quick decisions on whether or not they like a home before moving on to the next. Itās so important to pay attention to detail and make sure your home shows well from the moment buyers arrive.
Before we go into the decorative part….Front doors get a lot of wear and tear over the years from being out in the elements. Give it a good inspection. Is the paint job chipped, cracked or faded? Is the wood weathered and unattractive? Are the handle and hardware rusted or not looking their best? Consider repainting or re-staining the door, front porch and switching out the hardware.
Now for the fun stuff! With Fall here, it’s time to spruce up that front door with pumpkins, seasonal flowers, a Fall wreath and colored leaves!

Put your pumpkin in an empty flower pot from the Summer, add some colored leaves in between & voila!

Your Fall To Do List!

A Fall Checklist of 10 Things You Gotta Do Before Winter Sets In
Who’s felt that nip in the air? Fall is here and we’re all obsessing over pumpkin spice latte’s, cozy sweaters, and decorating our porch with pumpkins, am I right? šš»ā£
ā£
But there are some important things to do around the house that are a bit less aesthetic, such as:ā£
ā£
š) De-gunk your gutters after all these leaves fallā£ – Clogged rain gutters can cause ice dams, which can lead to expensive repairs.
š) Check your detectors ā£ – With furnaces turned on, the windows closed and portable heaters humming along, fall is a great time to make sure smoke and CO detectors are working. Check batteries and expiration dates.
š) Change air filters ā£- All that pollen & pet hair has settled into your air filters, time to clean it out!
š) Lawn maintenance – Water, fertilize and cut the lawn shortā£. Fall watering helps your lawn recover from summer stress and gain strength for the winter ahead. If you can only bother to fertilize once a year, you still have a great lawn if you only fertilize in the fall. Choose a fertilizer that’s labeled 4-1-2. (Those numbers refer to the percentages of nitrogen, phosphorus and potassium in the fertilizer.) Apply the fertilizer about three weeks before the last mowing of the season.
š) Prune your plants & treesā£ – Late fall is the best time to prune plants and trees — when the summer growth cycle is over. Your goal is to keep limbs and branches at least 3 feet from your house so moisture wonāt drip onto roofing and siding, and to prevent damage to your house exterior during high winds.
š) Give your fireplace a once overā£ – Grab a flashlight and look up inside your fireplace flue to make sure the damper opens and closes properly. Open the damper and look up into the flue to make sure itās free of birdsā nests, branches and leaves, or other obstructions. You should see daylight at the top of the chimney.
