2 Selling Secrets: 1 major, 1 minor.

Here are two selling secrets! One is major, and the other is minor, although I still think the “minor” is very important!

Major tip: PRICE IT RIGHT. Find out what your home is worth, then shave 15 to 20 percent off the price. You’ll be stampeded by buyers with multiple bids — even in the worst markets — and they’ll bid up the price over what it’s worth. It takes real courage and most sellers just don’t want to risk it, but it’s the single best strategy to sell a home in today’s market.
Minor tip: HALF-EMPTY CLOSETS! Storage is something every buyer is looking for and can never have enough of. Take half the stuff out of your closets then neatly organize what’s left in there. Buyers will snoop, so be sure to keep all your closets and cabinets clean and tidy.

The 3️⃣ P’s for maximizing the sale of your home!

𝟏) 𝐏𝐑𝐄𝐏𝐀𝐑𝐀𝐓𝐈𝐎𝐍 𝐢𝐬 𝐤𝐞𝐲 🧹 If you want top dollar, you’ve got to put some sweat equity in to impress those buyers! Get those minor repairs done. Spend time decluttering and depersonalizing. Store those family photos and personal items. You want potential buyers to be able to envision their own items in your home. Fresh paint goes a long way, and make it neutral colors.
𝟐) 𝐏𝐑𝐈𝐂𝐈𝐍𝐆 𝐢𝐭 𝐰𝐞𝐥𝐥 💰 The market has been all over the place recently and we’ve seen a lot of overpriced listings from that pandemic peak. It’s critical to pull as much data as possible when settling on a price. Too high? Buyers won’t bite and you’ll lose the freshness of the property. The longer it sits, it starts to get the stigma “what’s wrong with it” – even if nothing is! Too low? You’ll get a quick sale, but you’re also leaving money on the table. I want you to feel good about your listing price, but it has to be backed by the data and make sense.
𝟑) 𝐏𝐑𝐎𝐌𝐎𝐓𝐈𝐎𝐍 🎥 If you think about it, the first showing happens online. With the photos. Find a realtor that is going to make your home shine with professional photos. Better yet, make sure there’s a virtual tour AND a 3D tour to set your home apart from the rest. It’s an investment I make in all my listings. If your agent isn’t doing this at the bare minimum, you need to find a new one! Once your listing looks incredible online, it should be professionally promoted across the internet where everyone is looking for homes!

What do home buyers want in 2023? And what should we add to the list that YOU as a home buyer are looking for?
I did some research on the good ole inter web and along with my own of showing buyers and these are a few hot items!
❶ 𝐋𝐀𝐔𝐍𝐃𝐑𝐘 𝐑𝐎𝐎𝐌
If your washer and dryer sit alone in the corner of your unfinished basement, it’s time for an upgrade–or at least a rearrangement.
❷ 𝐆𝐀𝐑𝐀𝐆𝐄
Especially here in the Kootenay’s with all the boats, quads, snowmobiles, and outdoor gear we collect… a garage can add huge value! And, if you’ve got some extra room in your garage, consider adding cabinets and shelving to transform your empty corner into a workman’s paradise. Buyers want reimagined spaces that serve more purpose than a conventional.
❸ 𝐅𝐔𝐍𝐂𝐓𝐈𝐎𝐍𝐀𝐋 & 𝐎𝐏𝐄𝐍 𝐊𝐈𝐓𝐂𝐇𝐄𝐍
The kitchen… the the most scrutinized place as potential buyers tour a home. They put a lot of focus on the kitchen and its features and functions. Not only do they want it to be updated, but 81% of buyers want a double sink and a walk-in pantry, while 77% want a central island. If walls separate your kitchen from your living space, get the sledgehammer out!
❸ 𝐇𝐎𝐌𝐄 𝐎𝐅𝐅𝐈𝐂𝐄
Since the “you know what” hit us, more people are working from home — and loving it! If you don’t currently have a room that’s designated as the office, consider turning a spare bedroom into an office when you show your home. Or even a simple addition of a desk and office chair to an unused space could have potential buyers racing to sign on the dotted line.

𝐀: On the day before or of the possession date is also the completion date. That’s when the money transfers and the title goes into the new buyers name. That means, the sale has officially completed and everyone is happy!

I spent a few bucks and brought my dated laundry room to life! All I did was basically paint, changed the light ficture, and added shelving, and plants of course 🪴

So, here are a few simple ways to increase the value of a laundry room:

- Add storage solutions like shelving, cabinets or a rack to the back of your laundry room door
- Install a built-in ironing board on a wall, which can be easily stored away when its not in use
