2 Selling Secrets: 1 major, 1 minor.

Here are two selling secrets! One is major, and the other is minor, although I still think the “minor” is very important!
Major tip: PRICE IT RIGHT.ย Find out what your home is worth, then shave 15 to 20 percent off the price. Youโll be stampeded by buyers with multiple bids โ even in the worst markets โ and theyโll bid up the price over what itโs worth. It takes real courage and most sellers just donโt want to risk it, but itโs the single best strategy to sell a home in todayโs market.
Minor tip: HALF-EMPTY CLOSETS! Storage is something every buyer is looking for and can never have enough of. Take half the stuff out of your closets then neatly organize whatโs left in there. Buyers will snoop, so be sure to keep all your closets and cabinets clean and tidy.

Itโs critical to pull as much data as possible when settling on a price. Too high? Buyers wonโt bite and you’ll lose the freshness of the property. The longer it sits, it starts to get the stigma “what’s wrong with it” – even if nothing is! Too low? You’ll get a quick sale, but you’re also leaving money on the table. I want you to feel good about your listing price, but it has to be backed by the data and make sense.โฃโฃโฃ

๐) ๐๐๐๐๐๐๐๐๐ ๐ฅ If you think about it, the first showing happens online. With the photos. Find a realtor that is going to make your home shine with professional photos. Better yet, make sure there’s a virtual tour AND a 3D tour to set your home apart from the rest. It’s an investment I make in all my listings. If your agent isnโt doing this at the bare minimum, you need to find a new one! Once your listing looks incredible online, it should be professionally promoted across the internet where everyone is looking for homes!โฃโฃโฃ

I spent a few bucks and brought my dated laundry room to life! All I did was basically paint, changed the light ficture, and added shelving, and plants of course ๐ชด

So, here are a few simple ways to increase the value of a laundry room:
- Paint the walls
- Add storage solutions like shelving, cabinets or a rack to the back of your laundry room door
- Install a built-in ironing board on a wall, which can be easily stored away when its not in use
- Buy a stackable washer and dryer to create space for a folding table or additional storage

Why do deals fall through or “crash”?

Curious on what you may not know on when/why a deal falls through? A few reason’s could be:โฃโฃ

โถ ๐๐ง๐ฌ๐ฉ๐๐๐ญ๐ข๐จ๐ง – A defect came back that the buyer didn’t see through the initial showing that they felt was too much to take on. This could be water in walls, structural problems or maybe asbestos. โฃโฃ

๐ข๐ง๐๐ง๐๐ข๐ง๐ – They simply could not get the financing for the home. This one is interesting. Most of the time our clients are pre-approved before the offer. That doesn’t mean it’s 100% – there are many variables such as taxes, possibly what they may have to sell their house for, etc to make a deal work.โฃโฃ

โธ ๐๐ง๐ฌ๐ฎ๐ซ๐๐ง๐๐ – If you need financing (a mortgage) then you need insurance. If the house is uninsurable due to the condition, the deal could crash on this one too.โฃโฃ
