4 Things To Know When Buying A Home

1. The days on the market is a valuable indicator of whether or not you can offer lower, or not. If somethings been on the market for 40+ days, the Seller is most likely motivated and willing to take a lower offer.โฃโฃโฃโฃ
โฃโฃโฃโฃ
2. Don’t try to time the market. It’s wildly unpredictable. No one can absolutely say what is going to happen. Historical data indicates that while it fluctuates, it continues to go up.โฃโฃโฃโฃ
โฃโฃโฃโฃ
3. Don’t forget to have money set aside for closing costs: Your lawyer or notary, home inspection, septic inspection, moving costs and more!โฃโฃโฃโฃ

October Market Update

Hello!
Here’s a recap on the October market update!
Residential real estate market sales are below average for October in the Kootenay region as high interest rates continue to dampen market activity. At the same time, the average price in Trail has come up a tiny bit! Despite high demand we will see a seasonal slowdown is in the forecast. Although sales activity is trending below average within the Kootenay/Boundary region, it is still one of the more affordable markets in the province!

2 Selling Secrets: 1 major, 1 minor.

Here are two selling secrets! One is major, and the other is minor, although I still think the “minor” is very important!
Major tip: PRICE IT RIGHT.ย Find out what your home is worth, then shave 15 to 20 percent off the price. Youโll be stampeded by buyers with multiple bids โ even in the worst markets โ and theyโll bid up the price over what itโs worth. It takes real courage and most sellers just donโt want to risk it, but itโs the single best strategy to sell a home in todayโs market.
Minor tip: HALF-EMPTY CLOSETS! Storage is something every buyer is looking for and can never have enough of. Take half the stuff out of your closets then neatly organize whatโs left in there. Buyers will snoop, so be sure to keep all your closets and cabinets clean and tidy.
Not sure where to start? Reach out so I can help you!

The 3๏ธโฃ P’s for maximizing the sale of your home!โฃโฃโฃ

โฃ๐) ๐๐๐๐๐๐๐๐๐๐๐ ๐ข๐ฌ ๐ค๐๐ฒ ๐งน If you want top dollar, you’ve got to put some sweat equity in to impress those buyers! Get those minor repairs done. Spend time decluttering and depersonalizing. Store those family photos and personal items. You want potential buyers to be able to envision their own items in your home. Fresh paint goes a long way, and make it neutral colors.โฃโฃโฃ
โฃโฃโฃ
๐) ๐๐๐๐๐๐๐ ๐ข๐ญ ๐ฐ๐๐ฅ๐ฅ ๐ฐ The market has been all over the place recently and we’ve seen a lot of overpriced listings from that pandemic peak. Itโs critical to pull as much data as possible when settling on a price. Too high? Buyers wonโt bite and you’ll lose the freshness of the property. The longer it sits, it starts to get the stigma “what’s wrong with it” – even if nothing is! Too low? You’ll get a quick sale, but you’re also leaving money on the table. I want you to feel good about your listing price, but it has to be backed by the data and make sense.โฃโฃโฃ
โฃโฃโฃ
๐) ๐๐๐๐๐๐๐๐๐ ๐ฅ If you think about it, the first showing happens online. With the photos. Find a realtor that is going to make your home shine with professional photos. Better yet, make sure there’s a virtual tour AND a 3D tour to set your home apart from the rest. It’s an investment I make in all my listings. If your agent isnโt doing this at the bare minimum, you need to find a new one! Once your listing looks incredible online, it should be professionally promoted across the internet where everyone is looking for homes!โฃโฃโฃ

Especially here in the Kootenayโs with all the boats, quads, snowmobiles, and outdoor gear we collectโฆ a garage can add huge value! And, if youโve got some extra room in your garage, consider adding cabinets and shelving to transform your empty corner into a workmanโs paradise. Buyers want reimagined spaces that serve more purpose than a conventional.โฃ

The kitchenโฆ the the most scrutinized place as potential buyers tour a home. They put a lot of focus on the kitchen and its features and functions. Not only do they want it to be updated, but 81% of buyers want a double sink and a walk-in pantry, while 77% want a central island. If walls separate your kitchen from your living space, get the sledgehammer out!โฃ

Since the โyou know whatโ hit us, more people are working from home โ and loving it! If you donโt currently have a room thatโs designated as the office, consider turning a spare bedroom into an office when you show your home. Or even a simple addition of a desk and office chair to an unused space could have potential buyers racing to sign on the dotted line.โฃ
