1. The days on the market is a valuable indicator of whether or not you can offer lower, or not. If somethings been on the market for 40+ days, the Seller is most likely motivated and willing to take a lower offer.
2. Don’t try to time the market. It’s wildly unpredictable. No one can absolutely say what is going to happen. Historical data indicates that while it fluctuates, it continues to go up.
3. Don’t forget to have money set aside for closing costs: Your lawyer or notary, home inspection, septic inspection, moving costs and more!

Residential real estate market sales are below average for October in the Kootenay region as high interest rates continue to dampen market activity. At the same time, the average price in Trail has come up a tiny bit! Despite high demand we will see a seasonal slowdown is in the forecast. Although sales activity is trending below average within the Kootenay/Boundary region, it is still one of the more affordable markets in the province!

2 Selling Secrets: 1 major, 1 minor.
Here are two selling secrets! One is major, and the other is minor, although I still think the “minor” is very important!
Major tip: PRICE IT RIGHT. Find out what your home is worth, then shave 15 to 20 percent off the price. You’ll be stampeded by buyers with multiple bids — even in the worst markets — and they’ll bid up the price over what it’s worth. It takes real courage and most sellers just don’t want to risk it, but it’s the single best strategy to sell a home in today’s market.
Minor tip: HALF-EMPTY CLOSETS! Storage is something every buyer is looking for and can never have enough of. Take half the stuff out of your closets then neatly organize what’s left in there. Buyers will snoop, so be sure to keep all your closets and cabinets clean and tidy.
