2 Selling Secrets: 1 major, 1 minor.


Here are two selling secrets! One is major, and the other is minor, although I still think the “minor” is very important!

Major tip: PRICE IT RIGHT.ย Find out what your home is worth, then shave 15 to 20 percent off the price. Youโ€™ll be stampeded by buyers with multiple bids โ€” even in the worst markets โ€” and theyโ€™ll bid up the price over what itโ€™s worth. It takes real courage and most sellers just donโ€™t want to risk it, but itโ€™s the single best strategy to sell a home in todayโ€™s market.

Minor tip: HALF-EMPTY CLOSETS! Storage is something every buyer is looking for and can never have enough of. Take half the stuff out of your closets then neatly organize whatโ€™s left in there. Buyers will snoop, so be sure to keep all your closets and cabinets clean and tidy.

DIY! Bifolding closet door turned modern barn door!


I turned this old by folding closet door into a more modern barn door style! I’m trying really hard to be one of those badass DIY gals. I tackled our laundry room makeover last year, hung a few floating shelves in the bathroom and now this! Baby steps!

I bought extra wood to add some length and height. First time using a skill saw.. pretty easy. Next I added some 2 1/2 by 1/2 inch framing, filled in the cracks with wood filler and onto paint!

The color I went with is called Buckland Blue from Home Hardware and it turned out beautiful!

I painted an extra piece to match the wall color to add some depth. The hardware I ordered on Wayfair for $94.

There were a couple challenges along the way but this was a learn as you go type of project!

I just love how it turned out!ย

Spend time decluttering and depersonalizing. Store those family photos and personal items. You want potential buyers to be able to envision their own items in your home. Fresh paint goes a long way, and make it neutral colors.โฃโฃโฃ

Itโ€™s critical to pull as much data as possible when settling on a price. Too high? Buyers wonโ€™t bite and you’ll lose the freshness of the property. The longer it sits, it starts to get the stigma “what’s wrong with it” – even if nothing is! Too low? You’ll get a quick sale, but you’re also leaving money on the table. I want you to feel good about your listing price, but it has to be backed by the data and make sense.โฃโฃโฃ

Find a realtor that is going to make your home shine with professional photos. Better yet, make sure there’s a virtual tour AND a 3D tour to set your home apart from the rest. It’s an investment I make in all my listings. If your agent isnโ€™t doing this at the bare minimum, you need to find a new one! Once your listing looks incredible online, it should be professionally promoted across the internet where everyone is looking for homes!โฃโฃโฃ

A buyers want list includes a laundry room!


If your washer and dryer sit alone in the corner of your unfinished basement, it’s time for an upgrade–or at least a rearrangement.

I spent a few bucks and brought my dated laundry room to life! All I did was basically paint, changed the light ficture, and added shelving, and plants of course ๐Ÿชด

So, here are a few simple ways to increase the value of a laundry room:

  • Paint the walls
  • Add storage solutions like shelving, cabinets or a rack to the back of your laundry room door
  • Install a built-in ironing board on a wall, which can be easily stored away when its not in use
  • Buy a stackable washer and dryer to create space for a folding table or additional storage
