What do home buyers want in 2023? And what should we add to the list that YOU as a home buyer are looking for?โฃ

Especially here in the Kootenayโ€™s with all the boats, quads, snowmobiles, and outdoor gear we collectโ€ฆ a garage can add huge value! And, if youโ€™ve got some extra room in your garage, consider adding cabinets and shelving to transform your empty corner into a workmanโ€™s paradise. Buyers want reimagined spaces that serve more purpose than a conventional.โฃ

The kitchenโ€ฆ the the most scrutinized place as potential buyers tour a home. They put a lot of focus on the kitchen and its features and functions. Not only do they want it to be updated, but 81% of buyers want a double sink and a walk-in pantry, while 77% want a central island. If walls separate your kitchen from your living space, get the sledgehammer out!โฃ

Since the โ€œyou know whatโ€ hit us, more people are working from home โ€” and loving it! If you donโ€™t currently have a room thatโ€™s designated as the office, consider turning a spare bedroom into an office when you show your home. Or even a simple addition of a desk and office chair to an unused space could have potential buyers racing to sign on the dotted line.โฃ

๐€: On the day before or of the possession date is also the completion date. That’s when the money transfers and the title goes into the new buyers name. That means, the sale has officially completed and everyone is happy!โฃ

A buyers want list includes a laundry room!


If your washer and dryer sit alone in the corner of your unfinished basement, it’s time for an upgrade–or at least a rearrangement.

I spent a few bucks and brought my dated laundry room to life! All I did was basically paint, changed the light ficture, and added shelving, and plants of course ๐Ÿชด

So, here are a few simple ways to increase the value of a laundry room:

  • Paint the walls
  • Add storage solutions like shelving, cabinets or a rack to the back of your laundry room door
  • Install a built-in ironing board on a wall, which can be easily stored away when its not in use
  • Buy a stackable washer and dryer to create space for a folding table or additional storage

Why do deals fall through or “crash”?


Curious on what you may not know on when/why a deal falls through? A few reason’s could be:โฃโฃ
โฃโฃ
โถ ๐ˆ๐ง๐ฌ๐ฉ๐ž๐œ๐ญ๐ข๐จ๐ง – A defect came back that the buyer didn’t see through the initial showing that they felt was too much to take on. This could be water in walls, structural problems or maybe asbestos. โฃโฃ
โฃโฃ
โท ๐…๐ข๐ง๐š๐ง๐œ๐ข๐ง๐  – They simply could not get the financing for the home. This one is interesting. Most of the time our clients are pre-approved before the offer. That doesn’t mean it’s 100% – there are many variables such as taxes, possibly what they may have to sell their house for, etc to make a deal work.โฃโฃ
โฃโฃ
โธ ๐ˆ๐ง๐ฌ๐ฎ๐ซ๐š๐ง๐œ๐ž – If you need financing (a mortgage) then you need insurance. If the house is uninsurable due to the condition, the deal could crash on this one too.โฃโฃ

July Market Update


Residential real estate sales for the month of July in the region slid down to pre-pandemic activity, reports the Association of Interior REALTORSยฎ (the Association).

A total of 1,196 residential unit sales were recorded across the Association region, marking a 33.3% decrease compared to the number of units sold during the hot market of July 2021.

“Seasonally, it is not out of the ordinary to see a dip in sales in the summer, although real estate market activity across most regions in the province was below average last month, not just within the interior. A number of factors, or even a combination of factors such as the interest rate hikes, recommencement of travel and the school break could all be reasons consumers pushed pause on their real estate plans as they focused on enjoying the hot summer days.” – Association of Interior REALTORSยฎ President Lyndi Cruickshank.

New residential listings saw a welcomed upswing of 8.1% within the region compared to the same period last year with 2,488 new listings recorded. The overall active listings also saw a healthy injection with an increase of 56.8% compared to July 2021 totalling 7,698 listings currently on market.

โ€œWe are seeing inventory starting to accumulate, slowly moving upward to healthier levels of inventory, which is a welcomed relief for prospective buyers. However, the higher mortgage interest rates are still impacting the real estate market with some home buyers finding it more difficult to qualify for mortgages,โ€ notes Cruickshank.

โ€œWe will have to see what the Bank of Canada does come September. Hopefully, we will see fixed mortgage rates come down and bring some relief for buyers, particularly first-time buyers. Any interest rate relief may see an increase in sales activity returning to the market over the fall months,โ€ adds Cruickshank.

โ€œThe Kootenay region is one of the most affordable regions in the province currently. While unit sales numbers have dropped below the seasonally adjusted levels, unlike other regions in the province, the numbers indicate continued demand for residential homes in the region,โ€ says Cruickshank.

There were 466 new listings recorded in the Kootenay and Boundary region in July 2022 marking an increase of 0.9% compared to July 2021. The overall active listings in the Kootenay and Boundary region jumped 14.7% with 1,319 listings overall.

June Market Update!


We saw this coming! Due to the recent mortgage rate interest hikes real estate sales for the month of June in the region have slowed down. ย Average prices have plateaued since the start of 2022, and we know that our region provides buyers with more affordable options. Our sales performance in June makes us one of the few markets in the province that have not been heavily impacted by the recent interest rate increase.
